What the market is doing

One citywide median is close to useless in Edina — a Southdale condominium and a Rolling Green estate sit in the same dataset. The neighborhood ranges above will tell you more than any single figure can.

Why I don't post a median here

Edina's citywide median swings hard month to month because the mix of what sells changes, not because values move. Three estate closings in Rolling Green can lift the median six figures without a single homeowner gaining a dollar — and a quiet quarter in the high end can make a strong market look soft.

Published medians also lump a Southdale condominium and a three-acre Indian Hills property into one number. That number describes no actual house in Edina. I'd rather give you the figure that applies to your block than a citywide average that flatters or frightens for the wrong reasons.

What I actually watch

Days on market and the list-to-sale ratio tell you far more about negotiating position than price does. So does the ratio of new listings to pending sales in a specific price band — that's the number that tells us whether we're pricing to attract or pricing to hold.

Climate Risk

Edina is a mature, ninety-five-percent-developed city with two creeks running through it and stormwater infrastructure built for a different rainfall pattern. The city has an adopted flood risk reduction strategy for exactly this reason. None of this should scare you off a house — it should inform which house, and what you ask the inspector.

Before you write an offer

Check the FEMA Flood Map Service Center and the City of Edina's floodplain and stormwater maps for the specific parcel, ask for the seller's insurance loss history, and have the inspector look hard at grading, sump discharge, drain tile and the age of the sewer lateral. On a lower-level finish near either creek, I want documentation — not reassurance.
